Property API

The Property API provides easy access to over 150 million property records from local public records data. This data may be used for building mobile applications, web applications, SEO landing pages, and many other experiences that can help drive revenue for your business.

In addition to property details, the API also provides access to recent home sales, individual property sales history, recent home valuations as well as tax assessment and liabilities information. Using our API makes every property, whether on or off-market, an opportunity to draw consumers in.

Introduction

The Onboard Property Search Engine is on API designed to help you to integrate U.S. property information into any application that can interact with a REST API.

Getting Started

A few quick steps to get started with the API.
  1. If you haven't already done so, sign up to access your trial API Key.
    1. Review the documentation contained on these pages.
  2. Download Postman for Google Chrome, Firefox and other browsers for an easy way to interact with the API.
  3. Set-up and save your Accept and APIKey headers.

Security

All requests require an APIKey that is then passed in the request header.

Usage

The API follows REST Principles allowing you to use GET and POST methods to search data. Responses are available as either XML or JSON.

Data

The data provided in the API is from CoreLogic and derived from county public records. It includes the most up-to-date data publicly available from the counties that publish it.

Resources

The resources available are highlighted in the table below. While all resources ultimately relate to a property (or piece of real estate) they contain different topics. Available resources will be based on your license agreement.

/Property Detailed property characteristics for a property or list of properties.
/Assessment Assessments, assessed values and taxes on a property or list of properties.
/AVM The “automated valuation model” (AVM) calculation of a property or list of properties.
/Sale Information pertaining to the most recent sale of a property or list of properties.
/Sale History Information about the sales history of a property. This is accessible for a single property per request.
/AllEvents Information about all events where data is available for a specific property (Assessment, AVM, Sale). This is accessible for a single property per request.

Packages

The data is organized into “packages” that summarize specific fields for ease of use. The packages available depend on the type of data (resource) being searched. The table below shows what packages are available for each resource with a brief description.

Headers

There are two required headers:
  1. Accept - set to either
    1. application/json
    2. application/xml
  2. APIKey - add the APIKey provided to you

Search Methods

The main search methods, the primary approaches to narrowing results, are outlined below.
Method Description
ID This method allows you to search based on the Onboard-assigned ID for a specific record. Typically this ID is retrieved from another search and then used to pull full details for a specific record.
APN This method allows you to search for a record based on the unformatted assessor’s parcel number. This must be combined with the county FIPS (Federal Information Processing Standard) code to make a unique match.
Address This method allows you to search using the first line and last line of the postal address. The first line includes house number street, direction, unit number, etc. The last line includes city, state and ZIP Code. If a match is found the details for that record will be returned.
Radius Using this method, you may pass an address or a latitude and longitude plus a radius value (in miles) and retrieve records that fall within the radius.
GeoID With this method you may pass in an Onboard geographic identifier (GeoID) and retrieve records that fall within that specific geographic boundary. GeoIDs are found in most of Onboard’s products including neighborhood boundaries, school attendance zones, places and more.

Pagination

You may request a specific page and number of results per page. By default the system will return page one and ten results per page. To modify the default behavior you may use the following arguments:

Status Codes

The following table highlights the expected status codes from the system. Beyond standard HTTP codes you will find custom status codes in the “Status” element of the response body.

206 Geocoder Service Temporarily Unavailable. The geocoding service that accepts and translates addresses is currently unavailable. Radius searches cannot be performed.
207 Geocoder Unexpected Error. An unexpected error occurred in the geocoding service. Try the search again.
208 Geocoder Value Format Error. There was an error in the format of the request to the geocoding service. Check the input format and try again. See Search Filters and review Address format.

parkingSize Parking Size This is the total square footage of the primary garage or parking area including both finished and unfinished areas.
parkingSpaces Parking Spaces This represents the total number of Parking Spaces or Car Capacity associated with the Garage or Parking type.
parkingType Parking Type A description of the type of parking found on the parcel. This is typically populated for commercial or communal (e.g., Condos) properties.
Building Size Building Size Detailed information pertaining to the size of the building and / or structures
livingSize Living Size This is the area of a building that is used for general living. This is typically the area of a building that is heated or air conditioned and does not include Garage, Porch or Basement square footage.
universalSize Universal Size The area that can most accurately be used for assessments or comparables.
sizeInd Size Indicator This field indicates the source used to populate the universalSize field (e.g., Living, Adjusted, Gross).
bldgSize Building Size The area of the building. This field is most commonly populated as a cumulative total when a county does not differentiate between Living and Non-living areas.
grossSize Gross Size This is the total area for the entire building. Typically this represents all area under the roof.
grossSizeAdjusted Gross Size Adjusted This is the area used by the county or local taxing / assessment authority to determine Improvement Value. This figure is typically 100% of the living area, plus lower percentage of non-living area.
groundFloorSize Ground Floor Size Area of the part of the building which is level with the ground (typically the front of the building). This is generally above the basement(s) and below the second floor.
bathFixtures Bath Fixtures The fixtures present within the bathrooms of the building

What's New in 1.2

We have added the highly-anticipated mortgage and owner datasets to our Property API data offering. The datasets will include data fields such as property owner contact information, mortgage details, and mortgage lender information. Please see our Property API Data Dictionary for the full list of data fields returned.

What's New?

We have added Maponics School Attendance Zone boundaries (Geography IDs SB and DB) to our Property API. Any school or district boundary associated to a property will be listed under the attribute, "geoid".

As previously communicated, our partnership with Maponics also has resulted in Onboard sunsetting its neighborhood and school attendance products. This sunset date was set for August 31, 2016. As of October 25, 2016, you will no longer see the geography types NH, SS or SD in results returned from our Property or other APIs available through the platform.

What’s new in 1.1

This beta release includes many bug fixes and stabilizes the Property API code base. The following list contains the features and bugs worked on in this Beta 2 release:

  • Performance improvements for radius search
  • Improved address search for unit numbers
  • Added new filter for debug=”true” to include all fields, not just those populated
